1. Who we are

Royal Listing (royal-listing.com) is a property marketing platform operated by Avantgarde Real Estate LLC, a licensed real estate brokerage in Dubai, United Arab Emirates, trading as Avantgarde Properties ("we", "us", "our"). Our office is at Office 1207, Opal Tower, Business Bay, Dubai, United Arab Emirates.

This policy explains what personal data we collect when you visit this website or send us an enquiry, how we use it, who we share it with, and the rights you have. By using the website you agree to this policy.

2. What data we collect

Enquiry data you give us. When you fill in an enquiry form we collect your full name, phone number, email address, the project you are interested in, your preferred contact channel (email, WhatsApp, Viber or Telegram) and anything you write to us.

Technical and usage data. When you visit the website we automatically receive your IP address and approximate country, your device and browser type, the pages you view and when, the website that referred you, campaign tags in the link you arrived from (for example utm_source), and advertising click identifiers in that link (for example fbclid from Meta, gclid from Google, ttclid from TikTok).

Cookie identifiers. The cookies and pixels described in section 6.

We do not knowingly collect data from anyone under 18 years of age.

3. How we use your data

  • To answer your enquiry and send you the information you asked for, such as brochures, floor plans, prices and payment plans.
  • To contact you by phone, email, WhatsApp or another messaging app about the property you enquired about and similar properties.
  • To send you marketing emails about new projects, offers and market updates. Every email has an unsubscribe link and you can stop these emails at any time.
  • To measure and improve our advertising on Meta (Facebook and Instagram), Google, TikTok and Snapchat, including showing our ads to people who have visited this website.
  • To keep the website secure and to prevent spam, fraud and abuse.
  • To meet our legal and regulatory duties as a licensed brokerage in Dubai.

We process your data on the following grounds: your consent (marketing emails, non-essential cookies and advertising pixels where consent is required); our legitimate interests (answering enquiries, improving our services, security and fraud prevention); steps before a contract (preparing a reservation, sale or rental you have asked about); and legal obligations.

We follow the UAE Personal Data Protection Law (Federal Decree-Law No. 45 of 2021) and, for visitors in the European Economic Area, the United Kingdom and Switzerland, the GDPR and UK GDPR.

5. Who we share your data with

  • Our brokerage team and the agent who handles your enquiry.
  • The developer of the project you enquired about, when this is needed to arrange a viewing, reserve a unit or share project documents with you.
  • Service providers that process data on our behalf: website hosting, our customer relationship management (CRM) system, email delivery (Amazon Web Services), messaging platforms (for example WhatsApp) when you choose that channel, and the advertising and analytics platforms listed in section 6.
  • Authorities, regulators or courts when the law requires it.

We do not sell your personal data.

6. Cookies, pixels and advertising measurement

First-party cookies set by this website

  • rl_geo — your approximate country, used to pre-select the phone country code (30 days).
  • rl_eid — a random identifier for your browser, used to measure our advertising (1 year).
  • rl_attr — the campaign tags and click identifiers from the link you arrived with (90 days).
  • rl_consent — your cookie choice, where a consent banner is shown (1 year).

Advertising and analytics tools we use or may use

  • Meta Pixel and Meta Conversions API (Facebook, Instagram). We send Meta events such as page views, contact clicks and enquiry submissions. When you submit an enquiry we send Meta your email address, phone number, name and country in hashed form (SHA-256), so that Meta can match the enquiry to the ad you saw; Meta cannot read the original values. Meta sets the _fbp and _fbc cookies (90 days). See Meta's privacy policy.
  • Google Tag Manager, Google Analytics 4 and Google Ads. Used for analytics and conversion measurement. Google sets cookies such as _ga (up to 2 years). See Google's privacy policy.
  • TikTok Pixel and Events API and Snap Pixel and Conversions API, when we run campaigns on those platforms. See TikTok's privacy policy and Snap's privacy policy.

Your choices. If you visit from the European Economic Area, the United Kingdom or Switzerland, a consent banner is shown and no advertising pixel runs until you accept. You can change your choice at any time by deleting this website's cookies in your browser, after which the banner is shown again. You can also block cookies in your browser settings, and manage ad personalisation in your Meta ad preferences and Google ad settings.

7. International transfers

We are based in Dubai, UAE. Some of our service providers process data outside the UAE: in the European Union (Amazon Web Services, Ireland) and in the United States (Meta, Google, TikTok, Snap). Where data of EEA or UK visitors is transferred, we rely on the providers' standard contractual clauses or an adequacy decision, and on the safeguards in their terms.

8. How long we keep your data

  • Enquiry and lead data: up to 3 years after our last contact with you, after which it is deleted or anonymised, unless a transaction is in progress or the law requires us to keep it longer.
  • If you unsubscribe from marketing, we keep your email address on a suppression list so that we do not email you again.
  • Technical logs: up to 12 months.
  • Cookies: for the periods listed in section 6.

9. Security

The website uses HTTPS encryption. Access tokens and credentials are stored encrypted, access to lead data is limited to authorised staff, and our hosting providers operate secure data centres. No method of transmission or storage is completely secure, so we cannot guarantee absolute security.

10. Your rights

You can ask us to: give you access to the data we hold about you; correct it; delete it; restrict or object to how we use it (including objecting to marketing at any time); give you a copy in a portable format; and withdraw consent you gave earlier. To use these rights, email us at the address in section 13. We answer within 30 days.

If you are in the EEA or the UK you can also complain to your local data protection authority. In the UAE you can contact the UAE Data Office.

11. Children

This website is not directed to children and we do not knowingly collect their data. If you believe a child has sent us personal data, contact us and we will delete it.

12. Changes to this policy

We may update this policy from time to time. The new version is posted on this page with a new effective date.
